Property Management

How do we manage our properties and what can you expect as a tenant? We are a family run company, started in 1999, dedicated to providing safe, attractive, and comfortable homes to our tenants.

We believe in the “Rent-To-Own” concept. The reasons are simple: (1) It allows us to attract a higher quality tenant than would otherwise be possible. (2) These same tenants take better care of the home and property as they may become the owner someday. (3) Our tenants stay in our homes an average of 3.2 years. We create a win-win situation where the tenants clearly benefit, walking away with instant equity. We give a similar amount of money directly to the tenants that would normally go to the realtors’ commissions. The transaction is more efficient and the tenants get all of the incentives to help them purchase the home in the most advantageous way possible.

The homes we manage are our own. How is that for different? Every property is marketed individually, appearing on all major rental websites. Contrast that with the way most high volume property managers market. They simply show the property on their website along with a couple of dozen other vacancies and occassionally hand out a list of available properties to prospective tenants. It is rare that we have more than one vacancy at a time, a record we are extremely proud of.

We are here to serve our tenants and ensure that they have a safe, comfortable and attractive home. We respond quickly to service requests, use only the most reputable contractors, and do our best to treat each one with the respect they deserve.

We seek to be good neighbors by introducing ourselves to the owners/ tenants surrounding our properties and inviting them to make us aware of any concerns. Home owner’s associations and their regulations are respected and complied with in an effort to be a benefit to the neighborhood.

Lastly, it is with great care that we screen tenants, performing a nationwide criminal background check, eviction report, and credit check on each applicant. In addition, we thoroughly interview each prospective tenant, speaking with previous landlords, checking references, and verifying employment. In short, we don’t cut corners and we don’t miss much.
